How buying a Pernefer home works
Pernefer Group designs, builds and sells a small number of homes: Obsidian Crown at Tbilisi Sea in Tbilisi, Georgia, and Umbral Alto in El Carmen de Viboral, Antioquia, Colombia. This page sets out the buying steps as they are described in our Terms of Use. Your purchase contract is what governs your purchase.
1. See the home before you commit
Every home is shown as it is designed: in plans, in architectural visualisations and in a live 3D walkthrough. These illustrate the current design and are indicative. Furniture, landscaping, finishes and views may differ from what is delivered unless your contract specifies them. Start with the walkthrough.
2. Send a request to the release desk
Use the contact page to say which home interests you, where you live, your purpose and your timing. The release desk replies directly, in English or Arabic, with availability, prices and the written terms for the home you chose. Prices are set in US dollars and apply to the current release.
3. A request is not a reservation
Sending a request does not reserve a home or oblige you or us to proceed. A home is reserved only when the seller confirms it in writing.
4. The contract
A purchase is made only by a written contract signed with the relevant seller. The contract governs the home, its specification, price, payment schedule, delivery and warranty. Payment plans, discounts and schedules shown on the site are illustrative summaries; the applicable plan is the one in your contract. No payment can be made through the website.

From contract to handover
Construction follows the same sequence for every home: reservation and contract, site works and foundations, structure, envelope and roof, interiors and systems, and handover. Umbral Alto’s houses are built as the community sells, by an established local Colombian builder, and owners receive regular construction progress updates with photos and milestone reports. Estimated delivery is Q4 2031 for both developments; delivery dates are estimates.
After handover every home carries the Pernefer Home Warranty.
